The Challenge

Due to the location of this project, the majority of the building footprint within the boundary limited our design to match with the existing pavement around the perimeter of the site. In addition, the closest domestic water line connection to the site was within a neighboring property, and the existing fire demands were close to its maximum capacity prior to the development of the high-rise.

The Solution

Working closely with the city officials, our office was able to communicate with the neighboring owner and come up with an agreement to saw-cut through their site and connect to the city water main. Also provided some calculations to prove that the proposed high-rise fire demands were within the available capacity, with an addition of only one extra fire hydrant. Other coordination included permitting with TxDOT for driveway connection expansions and drainage connections.

PROJECT DETAILS

The Rise at Northgate is a multi-million dollar 18 story multi-use high rise located in the heart of College Station, Texas. Home to the Texas A&M Aggies, the Rise at Northgate is perched within the center of the main college campus. The 175 apartment unit building also houses over 20,000 square feet of grocery store, cafe, coffee shop and restaurant space within its lower levels. The entire facility sits on a podium-style structure with over 400 secure parking spaces.
