The detention requirements for this ground up development were very stringent, and the retail space requires large amounts of parking, therefore as much land area as possible should be dedicated for parking.
In order to maximize the developable site area while meeting detention requirements, the team designed for the detention volume to be within the pavement in the parking lot, in oversized underground storm pipe, and finally in a detention pond with vertical walls, with a proposed pump for discharge. This allowed for a very deep pond with a small footprint area, allowing for the remainder of the site to be utilized for parking.
